Problems Getting A Mortgage

If you have been refused a mortgage by another lender then
a specialist mortgage might be right for you. At The Mortgage
Bureau we offer finance to people who have been unsuccessful
in getting a mortgage from the main banks and building societies.
We understand that people often face financial ups and downs
for reasons outside their control. We believe that these circumstances
should not prevent you from getting a mortgage.
Many people have experienced credit problems due to ill health,
redundancy or business failure. The Mortgage Bureau will consider
all types of obstacles and help you clean up your credit history
and lift the burden of financial worries. |

We will focus on your ability to pay your monthly mortgage at present
rather than your credit history.
Self Employed
If you have been self employed for 12 months or more with no accounts
you can self certify your income up to €150,000 providing there
is evidence in your current account of same.
Arrears/Judgements
No limit and no explanation required for arrears or judgements.
Supplementary Income
Most salaries consist of a basic income and bonus/commission/overtime.
While the traditional lender will only consider 10% of these additional
earnings, The Mortgage Bureau’s specialist program will take
100% of all earnings.
Divorced or Separated
Many people are rejected by traditional lenders due to their martial
status. Our new specialist program will allow 100% of maintenance
received to be considered as a source of income, while they do not
consider it as an outgoing expense.
Irregular/ Contract Employment
While the traditional lenders will require you to be in permanent
employment our specialist lenders will only require you to be in
employment for a minimum of 3 months. They will also consider your
application while you are on probation/contract.
Tenant Purchase
Our specialist lenders will lend to you based on the market value
of the property rather than the value given to you by the Council,
this will allow you to borrow more than the purchase price of the
property.
